‘Missing middle’ starter homes to be built in LA through Small Lots, Big Impacts initiative

The Small Lots, Big Impacts initiative has announced three winning teams set to construct starter home projects in Los Angeles. Organized by cityLAB-UCLA, LA4LA, and Genesis LA, the initiative previously unveiled an extended list of recognized designs for starter homes in the city.

The latest winners center on an effort to build homes on small parcels of privately owned land. The organizers refer to the typology as a “missing middle” of medium-density residential buildings such as duplexes, fourplexes, and courtyard apartments that blend into single-family neighborhoods. 

In total, the organizers have selected 11 firms from 30 submissions to a Request for Information on Private Land. The chosen teams are divided into three winners expected to begin construction by Summer 2027, while eight more are actively searching for additional funds to bring more housing to the city.
